Cancellation Policies

Because we are a boutique hotel your reservation is critical to our success. Please take the time to read this section to avoid any misunderstanding.

If you cancel at least 30 days before your scheduled day of arrival, we will refund your deposit, less 10% handling fee or apply your deposit to a future stay within the current year. Cancellations with less than 30 days notice do not qualify for a refund even if due to illness, work schedule changes or inclement weather conditions.   Email for specifics. Rates are subject to change without notice. Some black dates may apply.  *Summer months, From June to October  our cancellation policy will be firm.


Rates are based on single or double occupancy per night stay.  

Rates do not include New York State tax of 8%, 5% local county occupancy tax, and gratuities are not included in any published rates.

We are a two night minimum lodging. Single nights should they be accepted will be charged $20 extra which you can add upon check out.

3 night minimum are required for 4th of July weekend, Memorial Day weekend and Labor Day weekend

Discounted rates cannot be combined or eligible with any other promotion.

There will be a charge of $25 (plus taxes) for additional person per night stay Beyond the two person occupancy. 4 person in room 108



Small or Medium size dogs only are accepted. 

A charge of $20 one time fee will apply

A pet vaccination certificate must be handed at Check-In or emailed ahead.

Service animals which have a Valid and current Permitted animal are no charge, We are strict about respecting the American Disability act, pertaining to Service animals. WE frown on those who abuse the system and welcome those that rely on their service trained companions.

Pets must be on a leash while on public areas.

Pets may not be left in room unattended, unless on site approval. A fee of $50 may be added for Pet Nuisance such as un-controlled barking Or not picking up after your pet we have cameras outdoor and will use recording as proof..


Hotel is not responsible for:

Accident or injury to Guests

Loss of money or valuable of any kind

Any damage or theft to your car or any article left in your car

There will be a $40 charge for lost or damaged safe key.

There will be a $40 charge for lost or damaged room key.

Safe boxes must be open at check-out

Charge of $50 will apply if safe box is left locked

Our hotel rooms are Smoke Free and designated as NON-SMOKING.

There will be a $200 charge if smoking is perceived in guest room or outside the guest room doors. Smoking is only allowed at the fire pit if vacant

Cigarette Butts must be disposed of properly. We will charge you if the On-site has to pick up after you.

Damages to property are subject to fee starting on $250

Damage to robes, towels or bedding will be charged as follows.This fee is for damage above and beyond normal use.
