Hotel Policies & Cancellations

Cancellation Policy

Because we are a boutique hotel, your reservation is critical to our success. Please take the time to read this section to avoid any misunderstandings.

If you cancel at least 30 days before your scheduled day of arrival, we will refund your deposit, less a 10% handling fee, or apply your deposit to a future stay within the current year. Cancellations with less than 30 days' notice do not qualify for a refund, even if due to illness, work schedule changes, or inclement weather conditions. Email for specifics. Rates are subject to change without notice. Some black dates may apply.  *Summer months, June to October our cancellation policy will be firm.

 

Rates are based on single or double occupancy per night stay. Rates do not include New York State tax or local county occupancy tax, and gratuities are not included in any published rates.

We are a two-night minimum lodging. Single nights, should they be accepted, will be charged $20 extra, which you can add upon checkout.

Discounted rates cannot be combined or eligible with any other promotion.

There will be a charge of $25 (plus taxes) for an additional person per night stay beyond the two-person occupancy. Four people in room 108.

 

PETS

There is a fee of $25 per night per pet, two pets maximum.​

Pets are allowed in rooms 106, 109, and 110.

Service animals that have a Valid and current permit are free of charge. We are strict about respecting the American Disability Act regarding Service animals. We frown on those who abuse the system and welcome those who rely on their service-trained companions.

Pets must be on a leash while in public areas.

Pets may not be left in the room unattended unless on-site approval is given. A fee of $200 may be added for Pet Nuisances such as uncontrolled barking or not picking up after your pet. We have cameras outdoors and will use the recording as proof.

 

Green Acres Retreat is not responsible for:

Accident or injury to Guests

Loss of money or valuable of any kind

Any damage or theft to your car or any article left in your car

There will be a $40 charge for lost or damaged safe key.

There will be a $15 charge for lost or damaged room key.

Safe boxes must be open at check-out

Charge of $25 will apply if safe box is left locked

Our hotel rooms are Smoke Free and designated as NON-SMOKING.

There will be a $200 charge if smoking is perceived in a guest room or outside the guest room doors. Smoking is only allowed at the fire pit or gazebo if vacant.

Cigarette Butts must be disposed of properly. We will charge you if the on-site has to pick you up after you.

Damages to property are subject to fees starting at $250

Damage to robes, towels, or bedding will be charged as follows. This fee is for damage above and beyond normal use. 

An itemized list of all items in the room can be viewed here. Guests will be charged for any missing or damaged items.
